New Orleans Airbnb tax: percentages plus per-night fees ๐ŸŽบ

Mardi Gras is coming and so is the paperwork. New Orleans mixes percentage taxes with flat per-night fees that depend on your permit type. Here's the City's list.

Quick answer: New Orleans lists a 5% Orleans Parish gross rentals tax, a 6.75% Orleans Parish occupancy tax, a $0.50 per-night occupancy privilege charge (1โ€“299 rooms), and a per-night STR occupancy fee of $5 (residential permit) or $12 (commercial permit). State and federal taxes are separate.

Who collects it (and what's still on you)

  • One collector: however an STR tax or fee is paid to the City, it's processed by the Department of Finance, Bureau of Revenue.[1]
  • State taxes are extra: the City notes its list doesn't include applicable state or federal taxes.[1]
  • Permits and fines: STR violations can be fined up to $1,000 per violation under state law.[1]

A real booking, worked out

Say you list at $200 a night for 3 nights with a $100 cleaning fee: a $700 subtotal. Airbnb's fee and the lodging taxes are separate things. Airbnb's single host fee is 15.5% of your nightly price and fees, and taxes aren't part of that fee base, so the guest pays taxes on top while your payout is set by the platform fee.

Taxes use the rates in the table above, with a residential (NSTR) permit; state taxes not included. What counts as taxable (cleaning fees, platform service fees) is set by each agency, so treat this as an estimate. Run your own numbers in the Airbnb fee calculator or the Vrbo 12% calculator.
