What Airbnb's short-stay cleaning fee is
Airbnb lets you set two cleaning fees:[1]
- Short-term stay cleaning fee: an optional, lower cleaning fee for guests who book 1 or 2 nights. You can opt in and out whenever you like.
- Standard cleaning fee: charged on all stays, or on stays longer than 2 nights if you also offer a short-stay fee.
Airbnb applies the right fee at the time of booking, based on the length of the stay. If a reservation is altered, Airbnb tells hosts to "verify that appropriate cleaning fees are charged for the final terms of the reservation."[1] So if a 2-night booking becomes 4 nights, check that you're getting the standard fee.
How to turn it on
On desktop, Airbnb's steps are: Calendar → choose the listing → Price settings → under Additional charges, click Fees → Cleaning fee → make your changes → Save.[1]
The catch: Airbnb's fee still applies
Airbnb's 15.5% single fee applies to "your nightly price and any fees you add, like a cleaning, pet, or extra guest fee."[2] A lower short-stay cleaning fee is therefore a discount you pay for twice: you charge less, and you still lose 15.5% of what's left.
| Example: $100 real turnover cost | Cleaning fee | You keep after 15.5% | Versus your cost |
|---|---|---|---|
| Standard fee set to cover the cost | $118.34 | $100.00 | $0.00 |
| Short-stay fee (example) | $80.00 | $67.60 | −$32.40 per short stay |
The turnover costs the same whether the guest stayed 1 night or 10. To net a cost C after a fee f, the fee has to be C ÷ (1 − f). Anything lower is a subsidy.
When a lower short-stay fee is worth it
It can pay off when it fills nights that would otherwise stay empty, like a 1–2 night gap between two longer bookings. A worked example with a $160 nightly rate, the $80 short-stay fee and the $100 turnover cost:
- 2 nights × $160 = $320, which nets $270.40 after 15.5%.
- The $80 short-stay cleaning fee nets $67.60.
- Minus the $100 turnover: $238.00 more than an empty gap, even after the cleaning subsidy.
It's a worse deal when short stays would have booked anyway at the full fee, or when they replace a longer booking. Look at your own calendar: if most of your 1–2 night bookings land in gaps, the lower fee is a cheap way to fill them.
Why a high fee hurts short stays
A cleaning fee is a much bigger share of a short stay's total. At a $160 nightly rate, a $118.34 cleaning fee is about 43% of a 1-night total and 27% of a 2-night total. At $80, those drop to 33% and 20%. Guests compare totals, so that difference shows up in search.
Two more details from Airbnb's cleaning-fee rules
- Special offers don't add cleaning automatically. Airbnb says hosts should factor in the cleaning fee when creating a special offer.[1]
- Cleaning fees aren't refunded to guests once a trip is completed. For unexpected cleaning costs, such as removing smoke odors, Airbnb points hosts to AirCover's damage protection.[1]
To work out your real turnover cost and test a short-stay fee, use the cleaning fee calculator. It now has an optional short-stay field. For how the 15.5% applies to cleaning fees on each platform, see does Airbnb take a cut of your cleaning fee?
