What the fee is charged on

Airbnb's service fees are a percentage of the nightly price plus any fees you charge, and they exclude taxes.[1] On the single fee, that explicitly includes cleaning, pet and extra-guest fees.[2] Where VAT applies, the service fee shown to hosts and guests includes it.[1]

Who's on which fee

Airbnb says it's moving all home hosts to the single fee and phasing out the split fee. Once you switch, you can't switch back, and the single fee applies only to bookings made after the switch.[1] It's already mandatory for most hosts, including traditional hospitality listings such as hotels and serviced apartments, hosts who use property management software, and hosts in countries subject to the single fee.[1] Airbnb's deadline to adjust prices was September 15, 2026 outside the European Economic Area, and October 13, 2026 inside the EEA and in Switzerland.[2]

What you keep from $1,000

FeeAirbnb takesYou keep
Single fee 15.5% (most hosts)$155$845
Single fee 14% (low end of "typically 14%–16%")$140$860
Single fee 16% (Brazil, Mexico, or the high end)$160$840
Split fee 3% (old structure)$30 from you, plus $141–$165 from the guest$970

For services and experiences:

  • A $30 service at 15% would be $4.50, so the $6 minimum applies and you keep $24.
  • A $200 service at 15%: Airbnb takes $30 and you keep $170.
  • A $100 experience at 20%: Airbnb takes $20 and you keep $80.

Airbnb says it "typically" charges these rates for services and experiences, and that the $6 minimum in local currency can vary with the daily exchange rate.[1]
